    These one-time fees cover necessary processing and ensure a smooth and efficient move-in experience.


    ● Non-Refundable Application Fee: $75 per applicant (18+ years)

    This covers the cost of screening to ensure a smooth and secure leasing process for all residents.


    ● Non-Refundable Reservation Fee: $250*

    Takes the home off the market and secures it for you, giving you peace of mind while you prepare for your move.


    ● Security Deposit: Approval without conditions will result in a $500 security deposit requirement. Approval with conditions will result in a security deposit requirement equal to one month's rent

    Protects your interests and ensures the home is well-maintained. At the end of your lease, this deposit is refunded, minus any applicable costs for cleaning or repairs beyond normal wear and tear. terms and applicable law.


    ● Utility Management Setup Fee: $25 per household.

    Makes your move-in easier by handling utility setup for you, so you can settle in without the hassle. In addition, a monthly fee will apply.


    ● Non-Refundable Pet Screening (if applicable): $25 per pet. Complimentary for non-pet owners.

    Gives you peace of mind that your furry friend is properly documented.


    ● Non-Refundable Pet Fee/Deposit (if applicable): $250 for one pet, plus $100 per additional pet

    Allows us to maintain pet-friendly homes while ensuring a clean and comfortable environment for all residents.

    A non-refundable application fee of $75.00 is required by each person 18 years of age or older (Georgia applicants must be 19 years or older) that will be occupying the house. A non-refundable reservation fee of $250 is required at time of application submission per home. After application fees and reservation fee has been paid, the home will be taken off the market for review and/or approval.


    All occupants must be added at the time of application, including minors. Please understand that proof of income is also required as part of the application process.


    Preventing rental fraud and protecting your personal information is critical which is why we verify your identity through a simple and secure process.


    All applicants must present valid government-issued photo identification and submit a color electronic copy/photo of their identification with their application.
